  • Appliances the tenant brought and abandoned, including washers, dryers, and refrigerators.
  • Bagged trash, loose clutter, food waste, and everything left in cabinets and closets.
  • Window coverings, curtain rods, and damaged blinds.
  • Garage, patio, and storage-closet contents, plus anything left in the yard.
  • Carpet and pad, when you are replacing flooring and want it gone in the same visit.

Pulling the carpet during the same visit saves a second trip and a second charge.

The abandoned property question

This is the part worth being careful with, and it is the one thing we cannot decide for you. Texas has specific rules about a tenant’s remaining possessions, and what you may lawfully dispose of depends on how the tenancy ended — whether it was a normal move-out, an abandonment, or a writ of possession following an eviction.

Those are different situations with different obligations, and the answer can also depend on what your lease says. If there is any doubt about the status of the tenancy, confirm your position with your attorney before the unit is cleared. A trash-out is not reversible.

Timing it against the rest of the turn

Book the clear-out for the morning after the tenant’s possession ends, not the afternoon. An empty unit by lunchtime means your cleaner or painter can start the same day rather than the next one.

If flooring is being replaced, have us take the old carpet in the same visit rather than leaving it rolled in the driveway for the flooring crew to deal with. If you are getting a make-ready quote from a contractor, an empty unit gets you a more accurate number than a full one.

On multi-unit properties, batching several units into one visit is usually faster and cheaper per unit than calling separately as each one comes free.
